Bungalows
 We
have a small listing of up-market, executive residences in Tropicana
Indah, Tropicana Golf and Country Club, Damansara Heights and other
parts in the general vicinity of Kuala Lumpur. Sellers are very
hesitant to provide information on the exact locations of their
properties. Personal security is an issue taken very seriously here. Not
that crime is any worse than any other country, it seems to be just an
attitude that pervades the entire society. One reason why you will not
see a "For Sale" sign or an agent's banner on most up-market houses.

million up to RM6.55 million which is within the range for these types
of bungalows in those areas. Terrace
Houses
 The
comment above regarding sellers' unwillingness to publicly advertise
their properties for sale, applies to all landed property. There
are single story terrace houses also available but they are not in
demand by foreigners. Therefore, my listing covers 2 story, 2.5 story
and even 3 story bungalows in some of the better areas. I would not
recommend beyond up-market areas although if the clients wants a
particular style in a particular area, I am pleased to research and
suggest a small selection to choose from. Again, a small

Condominiums Within
the immediate proximity of the KLCC and the Twin Towers, there is little
or no land left to provide for any more high rise condominiums.
Therefore, those that are presently in that location, are increasing in
value at around 20% per annum. Prices vary only slightly and
are heavily influenced by the reputation of the developer for quality
finish or otherwise. On-site facilities, external landscaping,
security issues, parking, internal dimensions, number of bedrooms and
proximity to shopping differ very little so in most cases, the selling and
renting prices depends also on the quality of renovations that the owner
has instigated. My listing includes a small selection of those
available with prices ranging from RM450,000 to RM2 million. The

While the vast
majority of condos are single level, there are a few developers who
specialise in duplex and
triplex including Kiaramas Cendana
in Mont Kiara and Armanee Condo
in Damansara
Damai as well as a few others. It surprises us that the prices for
duplex do not differ significantly from single level. I have several of

Vacant
Residential Land Some
say "it's out of the way", I say "get out of the rat race". We
don't get many listings for vacant land and there isn't much demand by
expats. Having lived in Seremban, Negeri Sembilan for 14 years,
we can attest to the benefits of being only 30+ minutes from KL and
enjoying the peace and tranquility of our own little jungle environment. There
are 2 vacant lots in Mantin, north of Seremban, south of Kuala Lumpur
and almost equidistant from both. Both lots are almost 10,000
square feet allowing room to built a large house with your own designs.
When considering building, you need to allow upwards from RM90 per
square foot for everything except furnishings. In towns like
Seremban and Mantin, RM25 per square foot for vacant land is normal, but
mostly less than 10% of the price in Selangor (if
you can find any vacant land over 4,000 square feet).
