PROPERTY IN THAILAND
 We firmly believe that the only countries in south east Asia that present good property values are Malaysia, Thailand and Singapore.
 We prefer to only deal with agents who are members of Rotary International. Their ethics and honesty can be trusted more than most. My husband is the Senior Global Webmaster for Rotary Global History Fellowship.  
 We also recommend serious consideration be given to acquiring property in the Bangkok area as good long term capital growth potential once the present (2010-11) unrest is resolved.
 These internal political issues have caused property prices to depress in the Bangkok area, leaving room for a massive increase in values.
 
 I think it was Dale Carnegie who once said "Buy land. They ain't making land no-more".
 He is also (I think), attributed with the saying "when everyone else is sitting down, stand up. And when everyone else is standing up, sit down."
 His comments applied to the property market.

 One of Rotary's greatest ambassadors lives in Pattaya, Thailand, some 165km south east of Bangkok on highway 3.
 Pattaya is one of the more scenic regions of Thailand and offers in our opinion, good investment, huge potential for capital growth, free of pollution, free of civil unrest and one of the more beautiful areas of Thailand.

 Luxury apartments, condominiums and houses can also be bought for less than US$300,000 in this pristine environment.

 The other region worth considering is the far south of Thailand around the famous Phuket area with a number of adjacent small islands often becoming available and at surprisingly reasonable prices.

 Foreigners Buying Property in Thailand
 1). Do NOT get advice from a back street, one-man lawyer's office. Go to one of the big international legal firms.
 2). "Western democracies" may be silly enough to allow foreigners to buy property without restrictions. Don't expect the same benefits in Asia.
 3). Beware of shady "arrangements" designed to get around these restrictions.
 30 years ago, when I was a practicing accountant in Australia, we used what we called "cement sandshoe trick" to use names of people we didn't know, to own shares on behalf of our client, with pre-signed, undated, share transfer forms. It no longer works.
 4). Foreigners can really only own property in Thailand via a Thai company, with a maximum of 49% owned by foreign shareholders.
 5). Property can be leased by foreigners with a 30 year lease with a second 30 year option.
